When we thought we had seen it all, St. Regis Residences, Miami in Brickell has unveiled something nobody thought was possible. Incorporated into their new development at 1809 Brickell Avenue are two standalone villas. These are bayfront single-family residences that offer all of the services of the condominium tower.

A Brief History of Waterfront Homes in Brickell

This offering is so unprecedented because Brickell is by and in large a very dense neighborhood of condo towers. It is in fact, the second densest neighborhood in the United States after Manhattan. There simply isn’t space for standalone homes, much less along the bayfront.

Those who have studied the history of the neighborhood know that Brickell was once dubbed “Millionaire’s Row” with large bayfront estate-style homes lining the Biscayne Bay until they ultimately were razed in a series of construction booms and population influxes. The remnants of these historical times still exist in Camp Biscayne, a waterfront enclave between South Brickell and Coconut Grove as well as the row of homes along the tree-lined South Miami Avenue. The Santa Maria development at 1643 Brickell Avenue also preserved one of the original mansions for use as a private amenity center, but all waterfront single family opportunities in Brickell now live in the past.

“It’s a nod to the past because originally, Brickell was all single-family homes. Over the years, it’s developed into what it is now,” Related Group’s Patrick Campbell said to Mansion Global. “There are a handful of single-family homes on the west side of Brickell, but they’re slowly disappearing.”

The St. Regis Residences, Miami Bayfront Villas

With all of the services and amenities of the St. Regis tower, the bayfront home offers another level of privacy and intimacy. The layout spans 7,617 interior square feet and is located adjacent to the tower’s 5th-floor pool deck.

Inside, owners will enjoy 5 bedrooms, six bathrooms and 2 powder rooms. The primary suite is on the upper level and offers two boutique-style wardrobes, a midnight bar and a 518-foot private terrace.

On the main living level, visitors will enjoy plenty of entertaining space with a great room, integrated chef’s kitchen and a dining area that opens to an additional bayfront terrace.

In addition to private access to the tower’s pool amenity, the St. Regis Villa also enjoys its own pool and spa on the rooftop terrace near a summer kitchen and outdoor living spaces. In total, the villa enjoys over 2,700 square feet of private outdoor living space.

The rooftop terrace, three levels of living space and the staff quarters are interconnected by a private elevator that also accesses a private garage entry.

The bayfront villas at St. Regis Residences, Miami are the only option for single family bayfront living in Brickell, with the first of the two homes being offered for $32 million.

Designed by Robert AM Stern Architects (RAMSA) and developed by a partnership between Integra Developments and Related Group, the St. Regis Residences, Miami is scheduled to bring a total of 152 residences to South Brickell, including the two bayfront villas. It is important to make note of the fact that despite offering all of the St. Regis services and amenities, there is no hotel component in this project. It is a St. Regis Private Residences product.

This offering of private standalone residences within condominium developments is something that previously was unheard of and is becoming increasingly popular. In South Beach, The Shore Club Private Collection recently unveiled their $37 million waterfront Beach House that similarly incorporates to the design of the residential tower.

Site work is currently underway for the project with anticipated delivery in 2026.
